Executive Summary
Strong trophy demand and a weaker national foreign-buyer market can coexist.
New wealth, changing tax rules, regional conflict and competition between financial centres are creating different reasons to reconsider where a family lives and operates. A rise in transactions does not require an equally large increase in permanent migration.
National foreign purchases of existing US homes fell 19.1% by value in the latest annual survey (April 2025–March 2026). Florida retained a 20% share by number. The measurement period ends in March — it cannot explain the whole of the subsequent summer.
June research estimated 556,850 individuals above $30 million net worth worldwide, with combined wealth of $63.8 trillion. These are newly published estimates of last year’s wealth stock, not a count of people who moved in 2026.

Developments behind the headlines
Events and releases from 6 March to 6 September 2026. Recent publication is distinguished from the period being measured.
Miami is converting demand into trophy transactions
Miami-Dade recorded 24 residential sales above $30 million in January–June 2026, nearly double the same period a year earlier. These are completed purchases — unequal periods, not annualised.
New York changed the second-home calculation
A non-primary-residence surcharge applies from the July 2026 tax year. Its rollout faced litigation in August. Enactment and the status of enforcement are separate issues.
Europe’s interest produced at least one tangible Florida commitment
June reporting identified a 3,734-square-foot lease by London-based family office Man Capital in Bay Harbor Islands — an office commitment, not a disclosed household relocation.
Gulf uncertainty is generating measurable contingency planning
One investment-migration firm recorded a 29% quarterly rise in alternative residence or citizenship applications from UAE-based clients in the first quarter — a firm-level demand signal, not an emigration count.
Britain & Continental Europe
Reassessment is visible. One Florida link is already concrete.
Britain’s remittance-basis regime was replaced with a residence-based foreign income and gains regime on 6 April 2025 — earlier policy context, not a reform newly introduced this summer. Official taxpayer counts updated in July 2026 cover the tax year ending April 2025 and cannot settle how many wealthy families departed after the change.
A signed office lease is a stronger connection than a statement that Britain has become less attractive. Whether that produces residential demand depends on how the office is used; no personal move or home purchase is assumed from the lease alone.
Tax rules are market context. Individual UK and US consequences require independent tax and legal advice; Le Strand’s role is location intelligence and coordination, not tax advice.
The Florida Interpretation
Why Florida is entering more serious comparisons
Four mechanisms connect the global developments to a South Florida decision. Their strength differs by family.
A changing comparison with other American bases
The ability to put professional activity near the residence
Real purchasing capacity at the top of the market
A US alternative for families already reconsidering geography
The mechanisms are Le Strand’s interpretation of the evidence, not a statistical attribution of individual moves. Climate, schools, aviation access, privacy and lifestyle may decide a particular family’s choice.
Conclusion
South Florida’s strongest case is visible in transactions.
Le Strand’s assessment: the most convincing case is not that every international corridor is accelerating towards Florida. It is that South Florida has current evidence of substantial residential demand and some real operating commitments, while several global developments are creating new reasons to compare locations.
Observe commitments and outcomes. Do not confuse another wave of headlines with another wave of families. A stronger top end does not make every expensive property correctly priced.
- Trophy closings beyond the first half
- Operating commitments becoming occupied offices
- Response to New York’s ownership-cost change
- Competing financial centres delivering their promises
Scope
Intelligence, not regulated advice.
This edition is dated 6 September 2026; events and data periods are identified in the source report. Global wealth and Florida property intelligence sits alongside — not in place of — independent qualified professionals on legal, tax and immigration matters.
Serena, a practising attorney admitted in New York and a Florida real estate broker, provides Florida residential representation. Independent immigration counsel and your tax, estate, medical, investment, banking and other specialists deliver the advice; Le Strand coordinates it into the Landing Plan.
The scope of each engagement is agreed before work begins.
