The Le Strand reading

A price is one signal.
A decision needs more.

01

Momentum does not guarantee speed

Miami’s luxury median rose 18.1%, yet its 165-day median time on market was 26 days longer than a year earlier. A higher price benchmark can coexist with a patient negotiation.

02

Florida is not one market

Fort Lauderdale’s luxury marketing period shortened by 21 days; West Palm Beach’s shortened by 15. Orlando’s luxury price gain was 4.1%, below the 5.2% U.S. snapshot.

03

Compare the home, then the context

A locally defined luxury median is a starting point. Location, condition, building obligations and intended use still belong in the individual property review.

What the market data measures

Redfin’s luxury tier is the top 5% of a local market; its non-luxury benchmark is the 35th–65th percentile. Local thresholds use the prior 12 months of sales. Figures here cover the rolling three-month period June 1–August 31, 2026.

These are provider-defined metros, including metropolitan divisions, rather than city limits. Six Florida markets are covered: Miami, Fort Lauderdale, West Palm Beach, Tampa, Orlando and Jacksonville. Naples and other markets outside this set are not represented.

A median-price change can reflect which homes sold. It is not the appreciation rate of every home, an investment return, a forecast or evidence of buyer wealth. Pending sales are contracts, not completed purchases.

How this edition was checked

Le Strand captured the 50 metro detail cards and separate national baseline on the primary Redfin dashboard on October 2, 2026. Dollar and count values retain its displayed precision. YoY percentages have one decimal; day changes use whole days.

The national luxury rate in this snapshot is 5.2%, versus 2.5% for the mid-market. The social-media report that prompted this analysis used 5.5% for luxury. Different data vintages or revisions may explain the gap; its cause is not established.

Transaction facts were checked against county appraiser records. Indian Creek’s named parties and recording date were also checked in the Clerk index. The other five exact deed grantors remain unverified and are labelled accordingly.

Questions behind the numbers

Which Florida markets lead luxury price growth?

In the primary June–August 2026 snapshot, Miami leads the 50-metro display at 18.1%, followed by Fort Lauderdale at 15.3% and Tampa at 14.2%. West Palm Beach is sixth at 12.6% and Jacksonville ninth at 9.7%.

Does a $170 million transaction describe the typical luxury home?

No. It is a selected individual transaction. The Indian Creek deal also involved an unfinished estate. It should not be treated as a finished-home comparable or as a measure of the whole market.

Can a trust or LLC be linked to an individual here?

Only as a separately attributed public report when a source explicitly makes that connection. The legal entity named in the county record remains visible. No undisclosed beneficial owner is inferred.

Is this a live data feed?

No. This is an October 2026 edition using a dated October 2 primary-source snapshot. Source records may change; this page’s date identifies the version being read.
